This is the  introduction to Real Estate Marketing Online. The basis for building your websites will be keyword mapping for search engine optimization. Therefore I will sprinkle the keyword phrase of real estate marketing online throughout this text.

We are optimizing this particular page for that search term - real estate marketing online, so I have named the page real estate marketing online. Not only have I named the actual web page real_estate_marketing_online.html, but I have also placed real estate marketing online in the header of the page, in the blue title box above and in the copyright information at the bottom.

This indroduction chapter will give you a good overview of how this information can dramatically improve your Internet prospecting and conversion if you digest and apply the information. Everything is going towards the Internet, the super highway of information. Real Estate consumers are flocking to the Internet to start their information gathering process. The best way I see to increase your market share is to understand and apply more real estate marketing online. I have found that my Internet leads are my best leads besides referrals and past clients. Lately, the Internet has been a better source of high quality prospects than even the local real estate publications in print. My ad calls have dropped off significantly while my Internet leads from real estate marketing online have increased exponentially.

At one point from about 2001 to 2003 I was advertising in 5 of the local real estate publications at a cost of $350 to $950 per month per publication. I had all the business I could handle. I also managed to get my marketing overhead up to over 20K per month with printing, farming, classified ads and everything else. I knew if I had a bad month or if there was a big market correction I could end up in big trouble financially.

I was also working like a dog and I knew something had to give. It seemed like every time I turned around ad copy was due for this publication or that publication or I was working on the latest and greatest farming flyer. I had very little time for my family and it was getting old quick. I was on the verge of burn-out. Oh, and vacation, that did not exist in my vocabulary. I knew I had to look into real estate marketing, online.

Several some-things did change, namely the market correction that started for us towards the end of 2005. Shortly thereafter, I knew that I needed to take some time to figure out what would yield me the highest return with the smallest investment. How could I prospect 24/7/365 on a shoe-string budget, Real Estate Marketing Online? I also wanted my time back to spend with my family and enjoy life. I was living to work and not working to live, or so it seemed.

I got serious about researching this information starting about mid 2006. After much research and trial and error, I decided to write this e-book. I knew this information was way too powerful to keep to myself. I knew this could benefit my fellow REALTOR so I wanted to share my efforts with you. I would like to see more agents become incredibly successful by implementing real estate marketing online. This is my way of giving back.

This e-book will explain the process to build high quality keyword rich websites that get you massive traffic. I will explain keyword mapping (the blueprint of your website).  We will cover keyword research, where to buy domain names cheap, where to host those domains cheap (websites), how to map out and build your website for on-site optimization.  How to upload your site to your host or server and where to get the Free uploading or FTP software. The key information will encompass your real estate marketing online efforts.

How to write keyword rich articles (to get free traffic), posting the articles to your website, article directories and posting it to your blog. Having a blog (more free traffic) is highly recommended. How to create video with $30 software for your website. How to upload that video to your site and to free video hosting services like You Tube and Google Video. Article directories and free video hosting will drive traffic to your website in masses. You will feel like you've won the real estate marketing online lottery.

Off-page optimization, by letting powerful, inexpensive software build your links pages and your reciprocal linking efforts  (a must).  This is the main key to (SEO) or Search Engine Optimization.  How to capture visitors to your website, build rapport and pre-sell them by constantly dripping on them through your e-mail autoresponder.  You will be posturing yourself as the professional by doing your real estate marketing online while building the clients trust and loyalty.

Throughout this e-book I will provide you links to the handful of software or services that I  use to create this system. I will also provide you links to alternative free resources as well, where applicable. All of my recommendations to promote your real estate marketing online will be covered in detail in the main body of the e-book. This is just a quick overview for your information.

The software ranges in price from $35 to $199. The majority of these are one time charges and you own the software. Most of the vendors offer lifetime updates. Some of the services do require monthly on-going charges. The primary ongoing monthly fee that you must have is hosting, which is $5.95 per month if you pay 24 months in advance. Initial outlay is $142.80 and they give you a $10 domain name that you choose, subject to availability. Your next hosting bill isn't due until the 25th month. Hosting is a must to properly do your real estate marketing online. It gives you the ability to immediately update any changes or additions to your site and host multiple sites.

Three other monthly services that I recommend are the keyword research vendor, the video submission service and the 800# call capture service provider. I will provide alternative free keyword search links. I use the paid keyword vendor exclusively. They have all the tools to streamline your keyword researching efforts. The video submission service is very convenient. You can submit all of your videos manually if you prefer. I will provide multiple links to free video hosting services. The 800# call capture service provider rounds out the monthly fee service providers. All of these services working for you in unison will highly leverage your time and complete the system. If you have an assistant, you may decide to do some of your real estate marketing online tasks manually.

80 to 90% of home buyers now start their home buying search on the Internet!  Almost half of those home buyers have a home to sell.  This information gathering phase lasts on the average 4.5 weeks.  When you get that buyer or unique website visitor to your website, you must absolutely have a system to capture that visitors interest. You can have a great site, but if your site is not converting, it's going to take a lot more unique visitors to generate the volume of leads from your real estate marketing online that I know you can generate.  Your site must convert!

How do you convert?  You give the visitor useful informative content, you offer a free report for signing up to your newsletter, you give them some free software (people love software) or you let them search MLS (IDX) for free. You can also package all of this together and give it to them in exchange for their name, e-mail address and possibly phone number.

If your email autoresponder messages are a soft pre-sell, full of  information that a buyer wants and can use, you won't need their phone number.  They will be calling you when they are ready to buy! You can also remind them to call you in the body of your autoresponder messages. If they haven't opted-out from your autoresponder during their information gathering phase, you have a good chance of converting that lead or prospect into a sale. When doing real estate marketing online, it's imperative to softly pre-sell and never hard-sell.

This is where most agents fail. You cannot treat an Internet prospect like an ad call. Callers from classified ads are almost always ready to go right now, whereas an Internet prospect needs to be groomed and slowly moved along, all the while building trust and rapport. An autoresponder is a must for your real estate marketing online system to be utilized to it's full advantage.

The offer you make to the client to secure their contact information must be greater than their fear of giving you their contact information. You should always put this disclaimer or something comparable on your autoresponder opt-in form:  "We Hate Spam!  Your information will never be sold or shared, unsubscribe from our newsletter anytime".

Your opt-in form should also go on to say, you will receive your first message shortly after hitting the send button.  Please check your e-mail, if you do not see our e-mail from
www.Info@yourdomain.com  in your in-box, please check your spam folder.  Please make sure to "white list" or allow www.Info@yourdomain.com Thank you!

As soon as a prospect opts-in to your newsletter, they will receive their first e-mail within one to two minutes.  If your message was not received, odds are it's in their spam folder.  Make sure to remind them to authorize or white list the e-mail address your autoresponder sends from.  This can be
info@yourdomain.com , or subscribe@yourdomain.com or something similar.

As you build your real estate marketing online presence you are going to aim for quality versus quantity.  You are also going to be aiming for high conversion rates.  The quantity will come by following the proven strategies outlined in the rest of this chapter. You want to turn your your unique visitors into repeat visitors and ultimately you want to turn as many of your visitors into clients and advocates as possible. The goal is to do this right the first time! I want you to get through the real estate marketing online learning curve much faster than I did.

The final e-book will be a culmination of hundreds of hours of research.  I have sorted through all of my findings and I am only sharing with you what I feel will highly impact your life and  your business. I am not a professional copywriter.  I have tried to present this information in  a simple format.  I hope the content flows well for you and is easily understandable.

As a Real Estate Broker myself, I have written this e-book with the REALTOR in the forefront of my mind. If your spouse or significant other is not in real estate, they can apply these same strategies  to  whatever profession they are in. The information presented in this e-book has come from multiple sources and through much trial and error on my part.  One of my primary resources has been through the teachings of highly successful Internet marketers.  These are the guys and gals that have refined many of these techniques and spend all day counting their money and going on multiple vacations.

Many of the software and information resources that I use and recommend have been created by these highly successful Internet marketers. These tools work very well for real estate marketing online. As a result, many of the links in this e-book will direct you to the vendors (Internet marketers) sales page, also known as the squeeze page. The squeeze page is where you try to get your prospect to opt-in to your autoresponder. These are the guys and gals that have mastered drip marketing. 

It's a proven fact that the majority of your prospects will need to be dripped on 5 to 10 times through your autoresponder before they contact you to sell them a home.  Hence, the importance of capturing your prospects contact information.  The minimum of 5 to 10 contacts with your prospect will presell them and build trust, while posturing you as the professional.

Most people that visit your site the first time are not ready to buy right then.  This is why I stress conversion and giving the prospect a big incentive to overcome their fear of giving you their contact information.  These Internet marketers are no different.  They want to drip on you hoping that you buy their product after multiple contacts if you don't buy on your first visit to their site.  Because of this, most of them are going to require your contact information before you can successfully purchase their software. They also use this method to notify you of any updates to the software.  If you don't find their information useful, simply opt-out.  You can always go back to their site to see if there are any updates to your software.

I personally receive e-mails from 40+ Internet marketers.  They typically will provide you with a 7 to 10 lesson e-course full of useful information, while they attempt to build a  relationship with you.  I have found most of their information useful to expand my real estate marketing online. Because they are the creators of that particular software they will be better able to elaborate and teach you the specifics of the software. Most of these vendors offer full blown video tutorials on the use of their software. Who better to teach you how to use the software other than the guy or gal who created it?

These marketers will never spam you.  All of their email subscribers are double opt-ins. They honor all opt-out requests and never share or sell your contact information.  The last thing they want to do is have a large majority of their subscribers opt-out because of excessive e-mails and because you are getting spammed because they shared or sold your personal information.

The money to them is in the list (their subscriber list) and they protect that list wholeheartedly.  This is the same thing you should do in your real estate marketing online, protect your list of prospects.  You do not want to lose credibility with your prospects because they are getting e-mail from your loan officer, title company, home inspector and a home warranty company.  This is just good e-mail etiquette. Your vendors will benefit directly from your real estate marketing online efforts.

You will find through my writings that I am honest.  These techniques will not work for everyone.  If you are super technically gifted, you may have some other strategies that you feel work better.  If you do, and you don't mind sharing them, please e-mail me your information so that I can review it and share it with everyone. After implementing the system, the monetary investment to keep it running is negligible.  You will be able to host an un-limited amount of websites for only $5.95 per month with my preferred vendor. Wow!
